Moving to Singapore

Singapore offers low tax, no capital gains tax and an exceptionally safe, efficient city at the centre of Asia. The move turns on renting rather than buying, and on international school places.

Sequencing your move

Secure the employment pass or residency route first, then school places, then a rental. Most foreign families rent for years before considering a purchase.

Tax and residency

Resident income tax tops out at 24%. There is no capital gains tax and no inheritance tax.

Family offices commonly use the 13O and 13U tax incentive schemes, which carry minimum assets under management and local spending requirements.

Visas and immigration

Employment Passes are sponsored by employers. The ONE Pass serves top talent, and the Global Investor Programme leads to permanent residence for substantial investors and family-office principals.

Buying or renting

Foreign buyers pay 60% Additional Buyer's Stamp Duty on residential property, and cannot buy landed homes, including Good Class Bungalows, except at Sentosa Cove with government approval. That is why most newcomers rent.

Schools

International schools, including Tanglin Trust, UWCSEA, Dulwich College and the Singapore American School, have waiting lists in key year groups. Local schools give priority to citizens.

Healthcare

Care is excellent and largely private for foreigners. Employers usually provide coverage, and families add international health insurance.

Banking and money

Accounts open quickly with an Employment Pass. Private banks serve family-office principals and open accounts before arrival.
